New Home Construction and As-Built Density Relationships

More in: Is there a housing shortage here?

About this tool

This chart shows how home size, current market value and as-built density relate to one another for newly built homes. It breaks results out by lot size for single-family detached homes, townhomes and condos built since 2000. It helps show what kinds of homes are being added to a place's housing stock and how densely they are built.

Shows
The relationship among gross living area (home size), current value and as-built density (homes per acre) for newly constructed single-family detached, attached/townhome and condo homes, grouped by lot-size tier within each county.

Questions it answers

  • How large are newly built homes in my county compared with their current value?
  • Do smaller lots in my county have higher or lower home values than larger lots?
  • How many homes per acre are being built on new single-family lots here?
  • How do townhomes and condos compare with single-family homes in size and value?
  • Is new construction in my county dense enough to add much housing?

Limits

  • Covers only homes built in 2000 or later.
  • Counties are included only if they have enough homes to analyze (at least 1,000 single-family detached and 200 townhomes).
  • Values are estimated market values (automated valuation model estimates), not sale prices.
  • Results are modeled estimates that adjust for year built and neighborhood (census tract), not raw averages.
