About this tool
This tool charts new-construction trends for states, metros and counties, drawing on the AEI-Zillow New Construction Sales Index. It shows how much of the home sales market is new construction and what new homes sell for. That helps a reader judge whether an area is adding housing.
- Shows
- The new-construction share of home sales and the median new-construction sale price, with weighted and unweighted sale counts. Figures can be split by price tier (low, low-medium, and medium-high/high combined) as well as overall.
- Places
- States, Metro areas, Counties
Questions it answers
- What share of home sales in my state or county are new construction?
- How much does a new home typically sell for in my metro area compared with other areas?
- Is new construction growing or shrinking in my county over time?
- How do new-construction sales differ between low-priced and higher-priced homes in my area?
- How many new-construction sales were recorded in my metro area?
Limits
- Quarterly figures cover national, state and metro levels; county figures are annual and cover the top 100 metros.
- South Dakota, Vermont and Alaska are not included in the state and metro figures.
- Some counties are left out when their sales data are too incomplete or the sales weights fall outside an acceptable range.
- Medium-high and high price tiers are combined into one group.
- Median new-construction prices are limited to sales within a set price range, so very low and very high priced sales are excluded.
- Figures for the most recent quarter can change as more sales data come in.
