About this tool
The Market Trends Report is a dashboard showing current and historical housing market trends at fine levels of geography. It covers home price growth, months' supply of homes for sale, rents, wages, construction costs, and new-construction activity, which helps people judge housing affordability and supply.
- Shows
- Housing market indicators over time for counties, ZIP codes and census tracts. These include home price appreciation by price tier, months' supply, sales counts and shares, a rent index, a wage index, a construction cost index, and the share and location of new construction, including entry-level versus move-up homes.
- Places
- Counties, Census tracts
Questions it answers
- How fast have home prices risen in my county since 2012?
- How many months of housing supply are on the market in my area?
- How have rents changed in my ZIP code?
- How much new construction is being built in my county or census tract?
- Are new homes being built mostly for entry-level buyers or move-up buyers?
Limits
- Home price series begin in 2012, and areas without data back to then are not included.
- Rent estimates for some ZIP codes are filled in using county averages, and ZIP codes with erratic rent trends are left out.
- Price tiers are quartiles, with entry-level defined as the two lower tiers and move-up as the two upper tiers.
- Some figures, such as new-construction and census tract measures, are updated annually rather than monthly or quarterly.
